It’s NOT all about the rate!

When I started 8 years ago working for lenders, I often had mortgage brokers ask me “What is your best rate?” That seemed to be the only factor they considered in recommending a lender to their clients.

With this, I often wondered, what will you do with the best rate if you can’t even get the deal done? Or what will you do with the best rate if the terms and conditions don’t fit your client?

Most of the terms and conditions of the bank’s ‘best’ rate are very specific and subject to approval. Let’s take for instance Bank of Montreal’s recent 2.99% 5 year fixed rate. A lot of realtors and clients called because they wanted this BMO mortgage. Not to bash BMO, however, did you know that this mortgage is only applicable to 25 years amortization, up to 10% monthly payment increase and only through bona fide sale is a client allowed to do an early pay out?

So imagine if you have a client who has a tight debt servicing ratio and needs a 30 year amortization to qualify, or perhaps a client who plans to buy an investment home with you in the next 3 years by taking equity out from their home, placing them with the BMO 2.99% 5 year fixed will not be the best fit.

Today, as a mortgage broker, I don’t talk about the best rate right away. I listen to what my clients’ current and future plans are, what they plan to achieve with their mortgage, what’s their income like, and educate them with the options they have.

I am not just a walking rate sheet, but rather a personal mortgage planner for my clients. I take the time to compare not just the different lender rates, but also the various prepayment privileges, payout penalties, and requirements. I want my clients to have the overall best customized mortgage.

With this in mind, I feel that my clients appreciate my advice more, and I end up having a trusting- long term relationship with them.
