BuyingWhen considering purchasing a new home you probably have wondered if you should engage the services of a Realtor. You can look for properties yourself with lots of excellent search websites like www.therealestateconnection.ca, you can drive around the neighborhood you like on weekends and find open houses to go to, where there will be a Realtor that will tell you anything you ask about. There are new developments open every day that have beautiful show suites and helpful sales staff ready to write up a contract for you. So why would you bring your own Realtor? Wouldn't you save a few thousand dollars? Consider this. Say you were charged with a crime and you came to court and represented yourself. There is a judge there to ensure everything is done according to the law and a prosecuting Lawyer that presents a case against you. Both of these people have years of education and experience in Law and criminal prosecution. You are an educated person, possibly a doctor, that has watched "Law and Order" on TV for years. Do you think your chances of winning your case are greater or less than if you hired a Lawyer to mount your defence? If the outcome of the case would result in a substantial fine or punitive settlment, would what you saved in legal fees cover it? Purchasing a home is much like a court case. There are 2 parties that have opposing objectives trying to come to an equitable agreement. Do you think that the Seller or the Seller's Realtor will point out any negatives about a property? You may think that they are required to tell you about anything that is wrong with the property. That is not true. They are only required to tell you about any Material Latent Defect such as a cracked foundation or a insect infestation. Would the Seller encourage you to hire a home inspector, check the insurability of the home, point out the proximity of busy streets, rail and bus routes, point out the properties in the neighborhood that sold for much less, coordinate dates that work best for you etc.? In a court case the prosecutor is not there to present reasons why he should withdraw the charges, that's the defences job. So too, the Seller or the Sellers Realtor is not there to give you any reason to pass on purchasing their property, their job is to sell it. A "Buyers Agent" is a Realtor who is engaged to represent you in a Real Estate transaction. Very few people realize that locating a property is only a small part of their job. Buying a property is a highly charged and emotional process for many people. It is the biggest transaction that most will ever be involved in and usually only do it a few times in their lifetime. The Buyers Agent is there to be the voice of reason and experience, to help the Buyer see past the emotion in order to make an informed and rational decision. We Will Help You Every Step Of The Way
